    Design and plans

I am looking at a semi-detached property in Hounslow council which will require modernisation. Main jobs will be: - modernise the kitchen - same place - remove a toilet room - remove a non-baring wall - do velux loft conversion for either 2 bedrooms or bathroom and a bedroom - create a new bathroom and utility downstairs - New main door - External paint For this, I would like to know what would be a typical cost to make the plans which could then be submitted to building control. How long does it take to draw up the plans / concepts and drawings? I look forward to your guides.

Level sloping wooden floor in period property

Hi there We have a sloping floor in a room on the first floor of our 1900's house in London, size is roughly 3.5 x 3.5m (13m2). It slopes about 3 inches from one side down to the other side. The current joists (underneath the laminate we took off) are in good condition. Can anyone suggest how much it would very approximately cost to level the room and put sheets of plywood over the joists? (we will add engineered wood flooring later on top). And how long it would take with how many people? thanks

    Neighbour reroof unfinished joining mine

My neighbour has just had a new roof but upon looking from the outside and inside, it doesn’t seem to have been finished off. I have masses of daylight coming through the gap and is now a wind trap. There is a gap of which I estimate to be about 5 cm between where our tiles finish and from what I can see there isn’t a bonding gutter either. It also looks like they have used some kind of foam on their side to keep the tiles in place and create a ‘seal’ for them but nothing on mine. My roof was sound before this and I would have thought that it would be the responsibility of the roofer/neighbour to ensure that my roof would be left in tact and not open to the elements. I do have pictures from Inside the loft.
