Quote to rectify issues in 1 bed flat

Good morning,

I have been quoted £900 to rectify the issues below in an electrical safety inspection, seems expensive to me?


1 NO SURGE PROTECTION INSTALLED. C3

2 HIGH CONTINUITY READING ON LIVES FOR SOCKET CIRCUIT FI

3 SPUR NEEDS INSTALLING IN BOTTOM LEFT KITCHEN CUPBOARD TO OPERATE APPLIANCE C3

4 HOB ISOLATOR NOT FOUND C3

5 NEW COOKER SWITCH REQUIRED IN KITCHEN C2

6 SINGLE GANG METAL LIGHT SWITCH NEEDED IN KITCHEN C2

7 RING AND RADIAL IN 32A. THIS NEEDS SPLITTING. 1 X 16A BREAKER NEEDED C2

8 NO RCD PROTECTION TO ANY CIRCUIT THROUGHOUT INSTALLATION C2

"Most people will pay top money for tilers, decorators, Joiners & plumbers but expect Electricians to work for verry little. Agreed electrical work doesn't really add to the décor much. There is a lot of issues in your description that need resolving by a professional Electrician."

"Very difficult to advise without knowing your setup but.....very vaguely....
Surge protection is not normally a C2 problem unless you are at a very high risk area of lightning strikes - Difficult to add to an existing Consumer unit sometimes but usually can be done for circa £100

High L-L continuity means a conductor is loose in your sockets - Yes can take time to find which is the propper solution - a second cheaper but less good solution is to downgrade the circuit to become a RADIAL and replace the MCB or RCBO for £10-£40

C3 and C2 both relate to the same Item regards hob isolator - Its either a C2 or C3 cant be both - You should have a means to isolate the Hob other than the circuit breaker but is a fairly common problem to not have one - without seeing exact scenario it is difficult to say but generally I would code this as C3 - It could be an expensive fix if tile work is required or if your luck an isolator may be able to be installed in a cupboard which in itself is not ideal and could also incur a C3"

"My answer to this is that this isn't expensive for the great deal of work that needs doing. It takes a professional with lots of training just to spot the faults in your installation let alone fix them. Pay peanuts get monkeys."

"Number 8 is perhaps the most crucial of the findings....with all the points found cost will mainly depend on methods used to address the issues - for example no. 8, hear report says your installation has no RCD protection does this mean you require a full new consumer unit or simply a RCD main switch to protect the entire fuse board etc . Same for the surge protection, which is more of a recommendation than a mandatory requirement. As for the Hob/cooker switch again it depends how much work is involved accessibility to existing cables etc to install switch. As for the ring high resistance reading that needs a proper look at again.

All in all, it could be done £600 and £900 depending on what materials are replaced and how accessible wiring are, as this may increase physical labour etc .

But it should be possible to come in under £900 and be able to get all the work done- £900 is at the high end for me. Just my opinion"

"Ask for an itemised breakdown, you do not need to have any C3s done to make the installation safe. That said and not knowing where this is in the country it looks like you are going to get a new Consumer Unit and all this work done for £900 which seems reasonable to me. The two high ticket items on your list are a new Consumer Unit (I assume) and the fitting of the Hob Isolator, given the Hob Isolator is a C3 that could be omitted. I would imagine that may knock up to a couple of hundred from the bill if this would be problematic to retro fit. I assume you have an existing cooker switch to be replaced so no issues with that being done."

This all depends on the electrician.
If your inspection report has picked up these issues these will need addressing with in twenty eight days.

with out a site visit i cant comment to much, but looking at the issues including vat this sounds about right.

"I would say that is about right although I would question number 7 you can spur one leg of a cable of a 32amp ring main out of a socket so why can’t you do it out of an mcb pretty much the same thing as long as it only has one point but if he’s not sorting out all the no rcd protection issues I assume he’s changing the cu which will resolve that anyway"
