Quote for corbel stone replacement and repointing

Question

We have had a survey on a house we are interested in buying.

We have been told we need to replace a corbel stone and the surrounding brickwork around it. As well as having to repoint some cracks in the wall which are at multiple different heights (1st/2nd storey).

How much would it be quoted to have a builder come and address these issues flagged?

Firstly.
You will require a scaffold. 
I am guessing the corbel is at 2nd storey height.scaff would be 2k plus VAT.
Har to quote something you can't see, but multiple  repointing of cracks over  3 floors. Another 3 k plus VAT.

This all depends on the builder if you just need a quote that should be free offer them a tea and biscuit when they get there normally keeps them happy when the project is agreed it normally £350 per day on a decent builder they will tell you how many days to fix the problem for you ? Materials are separate

If the cracking/repointing is spread over several areas at first and second-storey height, you may also need **scaffolding or a suitable access tower**, which could add approximately **£400–£1,000+**, depending on the property.

For a more extensive job involving:

* Removing the damaged corbel stone
* Carefully supporting the masonry above if required
* Supplying and installing a matching replacement corbel
* Rebuilding damaged/loose surrounding brickwork
* Matching existing bricks as closely as possible
* Raking out cracked or failed mortar joints
* Repointing using an appropriate mortar
* Making good several areas at different heights

I would budget roughly **£1,500–£3,000 including access**, although a site inspection would be needed before giving a fixed quotation.

One important point: if the surveyor has identified cracking around the corbel, I would want to establish **why the cracking has occurred before simply repointing it**. If there is movement, failure of the corbel, water ingress or another structural issue, repointing alone may only hide the problem temporarily.

If the property is older and originally built using lime mortar, the repairs should normally be carried out with a compatible lime-based mortar rather than a hard cement mix.
