Is it cheaper to repair or replace a flat roof?

Our flat roof is about 20 years old and has a few problem areas. We've had a quote to repair it and one to replace it entirely. How do you decide which makes more financial sense?

"It would would work out better to renew the roof because of its age otherwise you will be forever paying to repair it."

"Given the roof's age and the extensive number of historical repairs already carried out, further patch repairs are unlikely to provide a reliable long-term solution. While localised repairs may temporarily address current defects, the existing waterproofing system is approaching the end of its service life and remains susceptible to future failures in other areas. For this reason, we believe a full overlay waterproofing system represents the most cost-effective long-term investment, providing a seamless waterproof membrane, reduced maintenance costs."

"Depends on the extent of the damage/leak, the roofer should inspect the roof, if there are tears on the felt it can be repaired however if the boards of the roof are damaged then it will most likely need a full replacement."

"If you’re flat roof has been on for that long then it has probably reached the end of its life and should be replaced.Hope this helps

"It depends on the condition of the roof because even 40-year-old roof structures are good and they just need to be properly repaired, which is not as expensive as replacing the entire roof."

"Hello, we’re all depends on how bad the damage is but yes, a repair is cheaper but sometimes not possible if you want I can come and have a look and give you some advice"

"Hi depending on the existing material I’d say more than likely the roof is coming to the end of its life and would end up been repair after repair. This could end up been problematic and causing further damage internally which could become expensive. Stay away from fibreglass if your going for a new roof your better off with PVC single ply membrane."
