How much does commercial roof maintenance cost?

I manage a small unit with a flat roof that's had a couple of leaks now. Thinking a yearly maintenance contract might work out cheaper than call-outs but what do they typically cost? Any different from what a roofer would charge if I was getting work done on my own house?

"Commercial roof maintenance costs vary depending on the roof size, type, access requirements and its current condition.

As a guide, a basic inspection and minor maintenance visit may cost around £250–£500, while planned maintenance for larger commercial roofs can range from £500 to several thousand pounds. Scaffolding, specialist access equipment and major repairs would cost extra.

Regular inspections and preventative maintenance are usually far cheaper than dealing with leaks, damaged insulation or structural deterioration. A site survey is the best way to provide an accurate quotation."
