Is a flat roof cheaper than a pitched roof?

We're planning a single storey extension across the back of the house, about 5m by 4m, and the builder has asked whether we want a flat roof or a pitched one. The flat roof is obviously cheaper upfront, but I've heard they don't last as long and can leak. Over say twenty years which actually works out cheaper once you factor in repairs?
