How much does chimney crown repair cost?
A roofer replacing some slipped tiles mentioned that our chimney crown is cracked and letting water in. What does a proper repair cost and is it urgent before winter?

A cracked chimney crown (also known as the flaunching) is definitely something I’d recommend repairing before winter. Once cracks develop, rainwater can penetrate into the chimney structure. During colder weather, that water freezes and expands, making the cracks worse and leading to loose mortar, damaged brickwork, internal damp and, in some cases, instability around the chimney pot.
A proper repair involves removing all of the loose and failed flaunching back to a solid base, checking that the chimney pot is secure, then applying new flaunching using a suitable weather-resistant mortar with the correct falls to shed water away from the stack. If the chimney itself has deteriorated mortar joints, it often makes sense to repoint those at the same time to prevent further water ingress.
As a guide, you can expect to pay:
* £350–£600 for minor flaunching repairs where access is straightforward.
* £700–£1,500 if scaffolding is required or the chimney also needs repointing and additional remedial work.
It’s always more cost-effective to repair it now than leave it until winter, when freeze-thaw damage can turn a relatively small repair into a much larger and more expensive one. "It really depends on how many pots there are and how many stores high the access , but if it was a standard 2 pot chimney on a terrace house taking it off and replacing it would normally be around £250 !!!
