Gable End Restraint/Straps

Hi, buying a 1970s house and survey reports: "End restraint is inadequate to the roof structure and gable wall straps should now be fitted, to
connect the roof structure to the end walls. These are galvanised steel connectors which should be
spaced along the roof and ceiling timbers at maximum of 2-metre intervals. They should be
sufficiently long to be fixed to three of the roof timbers and have suitable noggins between the
roof timbers."

How much would this work cost approximately? Can the straps be attached to the brick, rather than making a hole to get strap through?

"This is a really common survey comment on 60s/70s houses, so don’t panic — it’s usually a straightforward retrofit job, not a major structural nightmare.

💷 Rough cost (UK, realistic)

From current industry guidance:

* £80–£150 per strap (installed)
* Typical gable wall needs ~15–25 straps
* So total:
* £1,500 – £3,500 all-in (including access/scaffolding)

👉 In simpler jobs (good loft access, no scaffold, just internal work), you might see:

* £500 – £1,200 from a local roofer/carpenter

👉 If scaffold + making good externally is needed:

* £2k–£3.5k is very normal

Materials themselves are cheap (a few quid each for straps) — you’re mainly paying for labour and access.



🔧 Can straps be fixed to brick instead of built in?

Yes — and in your case (retrofit), that’s exactly how it’s usually done.

There are two main methods:

1. Traditional (built into brickwork)

* Strap goes into mortar joint / cavity
* Requires opening up brickwork
👉 Rare for retrofit unless doing major works

2. Modern retrofit method (most common ✅)

* Strap fixed directly to the inner leaf of brick/block
* Using:
* anchor bolts / resin fixings
* or screwed to timber plate fixed to wall

This is completely acceptable and widely used:

* Modern systems are designed to be drilled and anchored into masonry
* No need to knock holes through the wall in most cases

They’re basically saying:

* Tie roof timbers → gable wall
* Spacing: every ~2m (standard)
* Strap length: long enough to hit 3 joists/rafters + noggins
