Flat roof and window flashing

Hello, I've got a flat roof on a garage connected to the house that needs replacing. I'm looking to replace the felt with rubber roof. However, there is a window with a terrorcota sill on the house that sits just above the existing roof and along the wall is a bellcast next to it. Any advice on how to install the flashing that will works with the window and materials needed is much apreciated. Thanks

"Thank you for your question. Replacing felt with an EPDM (rubber) membrane is a durable and low-maintenance option for flat roofs. However, as you've correctly identified, careful attention is needed around details like windows, terracotta sills, and bellcasts to ensure a watertight installation.

EDPM is a great choice for replacing mineral however a three layered mineral system would be much better, EDPM does take some logistical manoeuvring and would require a lot of preparation, we can offer all forms of roof systems along with quality rainwater systems."

"Replacing a flat roof with rubber roofing is a great idea! When it comes to flashing around the window and bellcast, you'll want to ensure a watertight seal. Here are some tips:

1. _Flashing material_: For a rubber roof, you'll likely want to use a compatible flashing material, such as EPDM (ethylene propylene diene monomer) flashing tape or a rubberized flashing membrane.
2. _Window sill flashing_: To flash around the terracotta sill, you may need to use a combination of flashing tape and a specialized flashing piece (like an EPDM sill flashing piece). Ensure the flashing is sealed tightly to the sill and the surrounding wall.
3. _Bellcast flashing_: For the bellcast section, you'll want to use a flexible flashing material that can conform to the curved surface. EPDM flashing tape or a rubberized membrane should work well.
4. _Sealant_: Use a compatible sealant (like EPDM adhesive/sealant) to ensure a watertight bond between the flashing and the roof, window sill, and bellcast.

Some recommended materials include:

- EPDM flashing tape
- EPDM sill flashing pieces
- Rubberized flashing membrane
- EPDM adhesive/sealant

To ensure a successful installation, consider consulting with a professional roofer or following the manufacturer's guidelines for the specific rubber roofing system you're using.

Would you like more specific guidance or recommendations for your project?"
