Velux Loft conversion

I am considering a loft conversion by going into the loft by putting the velux windows. This would mean the staircase will be installed by taking space from a small room. Can you share a typical cost of such a lft conversion in London? How long would it take?

I am assuming for a semi-detached house, you don't need planning permission but only satisfy the building control and presumeably a party wall.

"For a loft conversion to be considered permitted development, not requiring planning permission.
But must :
-Have obscure-glazed side facing windows for any opening 1.7m above the floor
-Not exceed the volume allowance of 40 cubic meters of additional space for terraced houses, or 50 cubic meters for detached and semi-detached houses. Any previous roof space additions must be included within this volume allowance.
-Roof extensions to be set back at least 20cm from the eaves, as measured along the roof plane"

"it will Take roughly 6 to 8 weeks at a cost of around £25-£35,000"

"I believe you can do the work of a building notice but you my find that it cannot be used as a bedroom without planning permission, you can use it as storage tho the cost can vary starting from around £3000 as you will need to put floor joists in as your celling will not be sufficient to walk on"

"If it just a standard loft conversion prices vary depending on size but potentially start from £40,000 upwards and should take between 8-10 weeks"
