Landlord certificates

Is it usual practice for the landlord to pay for certificates before inspections are done. I need PAT, EICR and EPC inspections done and certificates for local council regulations.
Inspection company wanrs paid before jobs allocated and inspection carried out. Is this tge norm?

I would say this is not normal practice. Personally I would expect payment on completion of the certificates mentioned. The only time I would usually ask for money upfront may be for materials on larger jobs."

"Some bigger companies do ask for payment first I always do the test and when the certificate is ready to be sent request payment been many of times I have been refused payment because it failed and they didn’t want to pay for a failed certificate it’s up to you whether or not you want to forward with it or not"

"Companies have their own policies. Some do all the inspection after they receive the full payment. Some part pay and some end of the job. But there were a few clients don't pay after job completed which put the tradespeople in a situation (I have come across few, unfortunately).

So my advice is, never pay in cash - pay via bacs and ask for letter headed invoice. I hope this helps."

"Hi no this is not normal practice if you need it doing my electrician can do all them tests and also fire alarm system test we won’t be beaten on price and you don’t pay till you get the certificate"
