How much value does a dormer loft conversion add?

I’m weighing up whether a dormer loft conversion is worth the investment. Roughly how much value does it tend to add. We live in the Midlands

• Over-developing when the house is already one of the most expensive on the street

Honest conclusion:

Depending on the area in which you live. And size, I.e one or two bedrooms and whether there is a bathroom as well. But generally by rule of thumb. One bedroom with a bathroom can add between £80,000 and £125,000 depending on scale.
