How can I tell when my roof needs to be replaced?

What are the tell-tale signs that a roof should be replaced? When would a replacement be needed vs. when it simply needs to be repaired?

"Usually when more and more repairs are needed more often ,leaks in multiple areas ,broken tiles or slates , deterioration of roof felt etc"

"Exterior warning signs include: Damaged tiles – if roof tiles are cracked, rotting, buckling, torn, missing, worn, curled, or loose, they will need replacing. Age – over time, weathering and the elements take their toll on your roof. If your roof is over twenty years old it will most likely need replacing"

"Look at other houses if your on a street , see how many have had roof replaced , open loft hatch and see if any daylight shining through tiles , slates ,pay attention to chimney stack for daylight if daylight shines through it can be an indication of lead work needs redressing or replacing,"

"If your structural timber roof i.e. joist, spars etc are damaged due to wet or dry rot and has weakened the structure it will need to be replaced. Timber that isn’t structural and can be replaced will be fine to do so without the main roof being touched."

"A roof will need replacing when 3 main factors show

The felt is old and black means it’s past it’s gaurentee

Tile will be flakey at back of tile

Condensation will play a big part to determine a new roof"
