Do you need council approval for a new roof

I’ve heard about needing approval for big exterior changes. Is a simple roof replacement something the council needs to sign off on?

"1. Planning Permission
Not usually needed if:

You’re replacing the roof covering with a similar material.

The roof shape, height, and slope remain unchanged.

The work is not on a listed building or in a conservation area.

May be required if:

You’re changing the roof shape (e.g., adding a dormer, raising the ridge height).

The building is listed — you’ll need Listed Building Consent.

The property is in a conservation area or has specific local restrictions.

2. Building Regulations
Even if planning permission isn’t needed, Building Regulations approval is often required when:

You’re replacing more than 25% of the roof.

Structural elements are being altered (rafters, joists, etc.).

You’re upgrading insulation as part of the works.

Your contractor or roofer can often self-certify under the Competent Person Scheme so you don’t need to submit directly to Building Control.

3. Other Considerations
Party Wall Act might apply if your roof work affects a shared wall.

If you live in a flat, the freeholder’s consent could be required.

For blocks of flats or managed estates, you might need management company approval."
