Cost to rewire a kitchen

Afternoon all, I have some quotes for a kitchen rewire. They're not that far apart, but I an somewhat surprised it costs this much for just a single room? What would most of you charge a typical kitchen rewire job?

"Pricing can be very different depending on the size of kitchen - number of circuits - your Fusebox and cabling routes involved- - as a bare minimum you would probably need 3 separate circuits - a lighting circuit a socket circuit and a hob or oven circuit - if your kitchen has lots of integrated white goods then that could push up the cost or mean an extra circuit just for say washing machine and dryer in a utility just off the kitchen - you may want a separate circuit for a boiler- Electrical regulations govern our work so your Fusebox or consumer unit may need to be upgraded if it has no RCD shock protection- bonding to your water stop tap and gas pipe work May also be needed to comply with regulations- so yes there’s no real yard stick to pricing so get a few quotes and see how each electrician would design your wiring layout - some kitchen fitters will attempt electrics but check if they are qualified to do so and can they supply an electrical certificate?"

"you are looking at two circuits. One for cooker and a separate one for sockets. They must be tested and a new EIC needs to be issued with revised testing schedule and documents covering work. New circuits must meet Building Regs. Total cost including EIC for the average kitchen is around £1000 including EIC (please note, that is an average so could be a little less or a little more)."

"The cost of installing new electrical circuits in your kitchen would depend on several factors.

- Are you having an electric hob that requires its own circuit (if you don’t already have one)?
- How many ovens are you having? Are they also requiring their own independent circuits, or are they ‘plug-top’ ovens?
- Is your current consumer unit able to accommodate the potential new circuits needed and with the correct protection? If not, a sub-board would be needed.
- Is there protective equipotential bonding present to gas and water services?

These factors can change the cost considerably, and don’t even include the cost of installing downlights or undercabinet lighting.

In London, I would expect to price anywhere from £1700 to £4500, depending on the specifications and size of the kitchen."
