Cost to replace a Velux window

One of our Velux roof windows is cracked and leaking slightly around the frame. How much does it cost to have one replaced like-for-like by a roofer?

"From a roofing point of view in the UK, a like-for-like Velux replacement normally lands somewhere around £750 to £1,300 all in, depending on size, access and what’s needed on the roof.

A standard centre-pivot Velux in an existing opening is usually the cheaper end if it’s a straight swap, no rotten timber, no scaffold and no internal plastering needed. In that case you’re typically looking at roughly £600–£900 supply and fit, and most roofers will get it done in half a day or so.

Once you start adding things like scaffolding, broken tiles, difficult access, or making good the inside around the reveal, that’s where it pushes up closer to £1,000–£1,300+ per window. Bigger or electric units go higher again.

If yours is cracked and leaking around the frame, most lads on the tools would still treat it as a straightforward swap unless there’s hidden damage underneath the flashing or rafters. The main thing that affects price isn’t really the window itself, it’s access and how clean the roof area is around it.

So in simple terms, a fair real-world quote for a standard like-for-like replacement from a roofer in the UK would normally sit around £800–£1,200 fitted."
