Cost to replace a Velux window

One of our Velux roof windows is cracked and leaking slightly around the frame. How much does it cost to have one replaced like-for-like by a roofer?

"Cost to replace a Velux window

The cost to replace a Velux roof window will depend on the size of the window, the model, access to the roof, and whether any additional repairs are needed around the opening.

For a like-for-like replacement, you would typically expect to pay around £800–£1,500 supplied and fitted. This usually includes the new Velux window, flashing kit, removal of the old unit, installation, and making good any disturbed areas.

The price can increase if:

- The roof is difficult to access.
- Scaffolding or specialist access equipment is required.
- The surrounding tiles, flashing or roofing materials are damaged.
- The opening needs adjusting to suit a different size window.

If the window is cracked and leaking, it is worth having the area inspected as the problem may not always be the glass itself — failed flashing, seals, or incorrect installation can also allow water ingress.

A professional roofer should check the condition of the window, flashing kit and surrounding roof before recommending replacement, to make sure the new installation is fully weatherproof."

"You looking at around 550 for a 55x98 standard centre pivot velux"

"If it’s a straightforward like-for-like replacement, you’re generally looking at £700–£1,200, including the new Velux window and fitting.

The final price depends on the size of the window, whether it’s centre-pivot or top-hung, and if the flashing kit or internal trims also need replacing. If the surrounding roof covering has to be repaired at the same time, the cost can be a bit higher.

As long as the opening is staying the same and there’s no damage to the roof structure, it’s usually a straightforward job for an experienced roofer and can often be completed in a day."

"From a roofing point of view in the UK, a like-for-like Velux replacement normally lands somewhere around £750 to £1,300 all in, depending on size, access and what’s needed on the roof.

A standard centre-pivot Velux in an existing opening is usually the cheaper end if it’s a straight swap, no rotten timber, no scaffold and no internal plastering needed. In that case you’re typically looking at roughly £600–£900 supply and fit, and most roofers will get it done in half a day or so.

Once you start adding things like scaffolding, broken tiles, difficult access, or making good the inside around the reveal, that’s where it pushes up closer to £1,000–£1,300+ per window. Bigger or electric units go higher again.

If yours is cracked and leaking around the frame, most lads on the tools would still treat it as a straightforward swap unless there’s hidden damage underneath the flashing or rafters. The main thing that affects price isn’t really the window itself, it’s access and how clean the roof area is around it.

So in simple terms, a fair real-world quote for a standard like-for-like replacement from a roofer in the UK would normally sit around £800–£1,200 fitted."

"Depends on the size of the window, but I would charge a days rate plus the cost of the new window."

"If the roofer can access the roof safely without scaffolding and the replacement is the same size, many jobs come in around £800–£1,100 all in."
