Chimney leak and lead flashing

Question

I have a lead coming in from the chimney area, comes down from the top.  I have soakers but no step flashing -is this an issue ?

If there are only soakers water will seep down the chimney breast a step flashing will be needed to cover the soakers

I would highly recommend to look see you do it need repointing or have you got a lead flashing issue also could be something with you with your roofing felt and batten over the years fault code of corroding also your buttons model of cold water and expanded I left some loose for water to travel through

Yes it can be issue for the water getting in when rain but the best thing is get someone to look at.

This depends on whether you have a slated or tiled roof. The chimney stack itself may not be watertight on the top, cowls could be loose, and pointing to the brickwork may also be in need of attention.

Yes it is an issue, the chimney brest is allowing leaks, basically the felt has collaped alongside the chimney breat and not having soakers isn't helping at all.

Yes the lead should be into the wall and seal and it should be sat under the edge of the tiles and overlapped so water doesn’t get in

Would be better with step flashing just for a peace of mind in the futur
