Once I've engaged an architect will they be able to tell me what specialist trades I need?

Depending on the project, the architect can advise which consultants/specialists you should engage with or are more likely to be required. This is a matter of experience and research. For example, some trees near the proposed development would trigger the consultation of an Arboriculturalist. Similarly, the presence of a building to be demolished/refurnished might trigger asbestos investigations, etc. It highly depends on the project and your circumstances, but the architect should be in a good position to advise. Moreover, when a pre-application is made, the planners might ask for specific studies and consultations, i.e. Environmental and Ecological Impact, Sunlight/Daylight Study, Sustainability, etc. . Depending on the project, engaging with an architect early on in the process might be advisable so a strategy is developed and avoid abortive work or unnecessary expenses.

VERY OFTEN AN ARCHITECT WILL ALSO ACT AS PROJECT MANAGER. THE PROJECT MANAGER (HE COULD BE THE FOREMAN FOR THE BUILDER YOU ARE USING. I WOULD BE WARY OF PAYING LARGE AMOUNTS UP FRONT TO BUILDERS TO COVER "MATERIAL" AS IT IS A FAIRLY COMMON OCCURRENCE THAT BUILDERS GO OUT OF BUSINESS OR SIMPLY DISAPPEAR.

WHERE THE PROJECT MANAGER IS THE BUILDER YOU WILL ALSO NEED TO TRUST THAT HIS SCHEDULE OF COSTS IS ACCURATE AND NOT INFLATING YOUR COSTS SO IWOULD SUGGEST A THIRD PARTY PROJECT MANAGER. I AM AVAILABLE TO PROVIDE THIS SERVICE.
