"Hi Gita,
Thank you for your enquiry.
This will depend on the site address and the specific circumstances of the property. For example, if the property is within a Conservation Area, additional restrictions may apply. In some cases, the work may be carried out under permitted development rights. However, any structural alterations will require Building Regulations approval.
We would also advise engaging an architect, rather than an architectural designer or similar, as this ensures you are working with an experienced, suitably qualified, and fully insured professional. This often helps avoid issues later in the process and can save time and money in the long run.
Best regards"

"Hi ,
Happy to help you will not require architect drawing s for a loft conversion if no steels or supports are required, building an extension of 1 m would be permitted development, for which drawings would need to be submitted."

"Hi Gita, the cost of preparing plans for a loft conversion and a small (circa 1m) extension can vary depending on the property type, complexity and the level of service required.
As a guide, our fees typically start from around £2,000–£3,000 for measured survey, design development, and planning drawings for a combined loft conversion and modest extension. If you also require building regulations drawings, structural coordination, or planning submission, this would be priced separately once we understand the scope in more detail.
We would be happy to provide a fixed fee quotation following an initial no obligation discussion and review of the property."

"To prepare plans for the conversion, that is Planning and Building Regulation
with Specification for the build, would be £900, and there would also be Fees for
the Planning and Building Regulations submissions paid to the Council."
