What insurance should my builder have?

I'm comparing quotes for a loft conversion and one contractor hasn't mentioned insurance at all. What cover should I be asking about before I commit to anyone?

"Before committing, your builder should have the following as a minimum:

* Public Liability Insurance – Covers damage to your property or injury to third parties (usually £1–5 million cover)
* Employers’ Liability Insurance – Required if they have anyone working for them
* Contract Works Insurance – Covers the actual building work in progress (very important for loft conversions)
* Professional Indemnity Insurance (if they design or advise structurally)

It’s also worth asking for:

* Copies of their insurance certificates (not just being told they have it)
* Warranty/guarantee on the work
* Whether the work is covered by building control and complies with regs

If a contractor hasn’t mentioned insurance at all, that’s definitely something to question before going ahead.

"All tradesman should have Insurance. The main insurance you should have is public liability insurance. If he has workers he should also have employee cover."
