Wall ties or subsidence?

How do you know if an exterior crack in the wall is subsidence or wall tie problem.

which way the crack is going and how far it’s opened up

Getting a local structural engineer would be the best way take some photos before hand and try getting as much information as you can"

"If the crack in the tiles has only just occurred
And the tiles have been up some time. . Then there is every possibility that it is movement
I would not get to alarmed at this. The weather rain etc we get now does this
If the tiles have been laid on ply then this can shrink and crack. But would not be due to movmentbin the property
Check externally fir visable cracks"

"If it’s subsidence you will see it sinking and the crack will get bigger as it moves"

"you dont! what you need to do is monitor the crack over a period of time and see if it gets any bigger say 1 to 3 months if it does seek out a reputable builder! you can always get your cavity wall checked out by a surveyor who can tell you if have a problem or use a cavity wall specialist Perter cox Preservation do this i believe."

3.Associated Factors: Subsidence cracks are often accompanied by other signs of movement, such as doors and windows sticking or becoming misaligned. Look for uneven floors, gaps around window frames, and other structural issues. Wall tie problems, on the other hand, might be more localized and not cause widespread movement."
