Small Extension (3mx2m) Quotes

Question

How much on average for a 3m x 2m extension on back of a terrace house, with a toilet.

I was quoted £55k approx in the SE, but for a 3mx2m with a toilet at the back of a terrace house seems quite high, especially when I have to provide the tiles for the flooring and toilet and basin.

Thoughts?

Have you asked the builder for a breakdown of the costs involved? I know material costs have risen quite high, but that does seem a little high.

Typical costs you can expect to pay:
For a small (15m²) rear house extension, the cost is around £30,000 – £42,000. For a medium (30m²) rear house extension, the cost is around £40,000 – £56,000. For a large (50m²) rear house extension, the cost is around £100,000 – £140,000.

So yes, £55k seems very high, especially if everything isn't included

Yes that is very, very high. A rough estimate for a job of that size would be £20,000. That would include all labour and materials required to finish the job.

I do think the price for this is really expensive  especially not supplying tiles toilet and basin, usually prices are  charged at £4,500 to £6,500 per square meter depending on what your are getting, but for a 3m by 2m the price is high,  would recommend getting more quotes to see the difference. Tbf that seems about right but if was me I would include the matrails in with that price does not seem fair if you have to get the matrails at that price they gave

Hi seems high tbh  . Are the foundations traditional strip foundations or piling being done ?? I would say approx £25/30 k but maybe more depending on windows doors specification etc .

It varies due to footings or might need a raft footing which is going to be a lot more than just a concrete footing and access to the job and the specification of the Finnish so I would have a conversation with the customer and come to a amicable agreement

Approx 12-15k for build to plastered finish then coat of services and facilities max 10k  so 25k tops but I’m based NWest
