Small Extension (3mx2m) Quotes

How much on average for a 3m x 2m extension on back of a terrace house, with a toilet.

I was quoted £55k approx in the SE, but for a 3mx2m with a toilet at the back of a terrace house seems quite high, especially when I have to provide the tiles for the flooring and toilet and basin.

Thoughts?

"I do think the price for this is really expensive especially not supplying tiles toilet and basin, usually prices are charged at £4,500 to £6,500 per square meter depending on what your are getting, but for a 3m by 2m the price is high, would recommend getting more quotes to see the difference. "Hi seems high tbh . Are the foundations traditional strip foundations or piling being done ?? I would say approx £25/30 k but maybe more depending on windows doors specification etc .

"It varies due to footings or might need a raft footing which is going to be a lot more than just a concrete footing and access to the job and the specification of the Finnish so I would have a conversation with the customer and come to a amicable agreement"
