Skimming over Artex 2023

How much per sqm would skimming over Artex cost these days?
To include cost of materials. I have a hundred and five sqm house with 4 bedrooms, two bathrooms, dining room, living room kitchen, utility room, hallway, staircase - all ceilings are with Artex. House was built in late 90's
I expect it's more than I think...

"Usually artex walls and ceilings have to be scraped down to take the rough of it ,then treatment with PBA Bonding solution therefore the cost is usually works in at £20 per M2 depending on thickness cost of house

"Hi your looking at two hundred pounds a day labour . 1 tub of blue grit at twenty seven pounds And I’d say about thirty to thirty five bags of plaster depending on how deep the artex is at just over ten pound a bag"

"Up to £15 on straight on board some jobs on skimming require mor work no every one can see just skimming it needs wall peper taking of properly end need som bonding as well some walls so is hard to separate price"

"Artex if pre 1970 needs testing for asbestos, then it's scraped back b4 skimming. If it contains asbestos then it needs professional removal, we're they apply a solution and the full lot falls off, in a sheeted confined room.
If no asbestos then price per sqm doesn't really apply, the cost depends on many things. Is the hse occupied or empty, is there carpets, wooden floors to protect, can every room be accessed at the same time ie empty. My average charge for a domestic ceiling is £240"

"No one realy price it by sq meter any more it normally jsut price work I would qoute u by price of matrails an labour ant oen thay charges u sq matter it doing them selfs an u Bering one if per sq meter u be counting frowing on an trowling up u be going over cieling at least 4 times with ur trowl"

"It depends on how thick the artex is on the walls or ceilings. Every wall ceiling has to be pva os. I use sbr to go over artex first, make sure there is no peeling as this will cause plaster to peel .you maybe looking at twice the price as normal plaster work on boards or flat area just cause of the work involved covering the area in question and the amount of plaster per area"

"To skim artex I charge for a ceiling 10 x 10 roughly 250.
I know ow that sounds cheap but the age we live in the customers will go on price rather than experience.i have years experience but I want to make sure I get the job.i hope this helps"

"Scrap artex then pva 3-4 times then skim depending how big the ceilings are, I charge £200 per ceiling just in labour"
