Most garage roof changes are allowed under permitted development rights if you stay within these rules:

✔ Height limits
• Flat roof: max 3 metres high
• Pitched roof: max 4 metres high
• If within 2m of a boundary: max 2.5 metres height

✔ Use stays the same
• Still just a garage or outbuilding (not living space)

✔ Location
• Behind or to the side of the house (not in front of the main elevation)

✔ No major alterations
• Replacing felt, adding insulation, reboarding, or similar = usually fine
• Minor roof upgrades (like changing from felt to EPDM) = usually fine



⚠️ When you DO need planning permission

You’ll likely need permission if you:

• Raise the roof height beyond limits
• Convert a flat roof into a tall pitched roof

"If its like for like etc flat roof renewal you should be fine, if you are changing it pitched roof i would check with a surveyor they can look into the weight and spec of the roof and if you need permission"
