Moving a staircase cost

We're doing a major renovation and want to move the staircase to open up the ground floor layout. How much does this typically cost and how structurally complex is it?

"Moving a staircase is usually considered a major structural alteration, and the cost can vary a lot depending on the house layout, floor structure, and where the new staircase is going.

In most UK domestic renovations, you would typically expect:

* £5,000–£10,000+ for straightforward moves
* £10,000–£25,000+ where structural steelwork, floor alterations, layout changes, or multiple trades are involved

The staircase itself is often only part of the cost. The bigger costs usually come from:

* Structural alterations
* New openings in floors
* Strengthening joists
* Steel beams
* Making good ceilings/walls
* Moving electrics, plumbing, heating
* Fire regulation upgrades
* Decorating afterwards

Structurally, it can range from fairly manageable to very complex depending on:

* Whether walls are load-bearing
* Direction of joists
* Available head height
* Existing floor layout
* Whether steels are required
* Whether the stair affects escape routes/fire compliance

You will normally need:

* Structural engineer calculations
* Building control approval
* Potentially planning approval in listed buildings/conservation areas

One of the biggest challenges is often maintaining compliant:

* Head height
* Pitch
* Landing sizes
* Fire escape routes

In older properties especially, moving a staircase can quickly affect multiple parts of the house rather than just one area."

"Moving a staircase is quite easy, but it is the same adage, measure twice and cut once.
You have your existing flight, that was given you the opening needed on the landing and the amount of space needed on the floor, just transfer those sizes to know where it is going to fit both in the hall and landing. You most likely will need to put cross supports in the landing, to ensure both strings of the staircase rest against a floor joist."

"A staircase specialist or builder may quote less for the staircase itself, but the real cost is usually in the structural alterations, temporary support, floor trimming, making good, services relocation, fire compliance and finishes. Simple relocation, minimal structural alteration, standard timber staircase £8,000–£15,000; More involved relocation with new floor opening, trimming steel/timber, making good, plastering and finishes £15,000–£30,000; Complex move affecting multiple structural elements, bespoke stairs, glass/feature staircase, major fire/layout implications £30,000–£60,000+. Hope this helps."
