How much does it cost to build stables?

Looking to put up a block of two stables and a tack room in the paddock. What would a builder charge, and is timber or block cheaper to go with?

For two stables and a tack room, the cost can vary considerably depending on the overall dimensions, ground conditions, specification and whether you choose a timber building or a more permanent block-built construction.

A timber stable block will generally be the more economical option, whereas block construction will normally cost considerably more but provides a very substantial permanent building.

Don’t overlook the groundwork, as this can represent a significant part of the overall cost. You may need excavation, a suitable reinforced concrete base, drainage, access, water and electrical supplies in addition to the stable building itself.

I would be reluctant to give you a firm figure without knowing the proposed dimensions and specification, but for a properly constructed two-stable block with tack room and associated groundwork, I would be thinking in terms of tens of thousands rather than a few thousand pounds.

I would also check the planning requirements with your local authority before committing to the project, particularly as the building is proposed within a paddock.

Once you have approximate dimensions and know whether you prefer timber or block construction, a builder should be able to give you a much more meaningful estimate.

All depends on the spec, current ground and a lot of other factors. Timber framed is possible but for long lasting and weather durability will need some form of cladding / external protection

no sure it’s better or cheaper but i would build it in block especially if there horses being held there . it would also only to be fair  for the builder and yourself to have some plans drawn up then get some quotes

For a pair of standard horse stables with a small tack room, I’d generally recommend a timber-framed construction with suitable external cladding rather than building it entirely from block.

Timber is usually quicker and cheaper to construct, while still being perfectly suitable for stables when properly treated and protected. I’d put the main budget into a good concrete base, drainage, roof, doors and proper internal stable partitions.

As a rough guide in the UK, depending heavily on size, specification, ground conditions and access, two stables plus a tack room could easily be in the region of £10,000–£20,000+ fully constructed. A block-built version would generally cost more because of the extra materials, labour and foundations.

The exact price would really need to be based on the dimensions, roof type, ground conditions and whether utilities/drainage are required.

Brick and block are excellent traditional building methods but more expensive. An experienced Carpenter can build a very strong timber framed stable at a significantly lower price, due to speed of build and lower cost of materials.
