What are the requirements for electrical safety in rental?

"You need an EICR TEST of an electrician to make sure he tests your consumer unit all sockets and lights smoke and carbon dioxide alarms and a test certificate issued it could be satisfactory or unsatisfactory..with advisories ..the remedial works need to be completed before the tenant moves in"

"Hi Reginald,

All private rented properties must have a valid and in date electrical safety certificate, refered to as an eicr, to ensure the electrical installation is safe for continued use.

The report will be carried out to the letter of the latest edition of BS 7671 however, this does not necessarily mean the property must be brought up to the current level of installation as if it were new.

"To add further to previous answers, the Electrical Installation Condition Report should highlight any issues and if there are any that require immediate rectification to meet the current Eighteenth Edition requirements. Some may be listed as advisories, which in essence does not mean a failure just that it could be corrected."

"It is a legal requirement to have a valid landlord electrical safety certificate in place for each rental property you own. This electrical safety certificate must be renewed every five years. As landlord, it's your responsibility to organise this and ensure any works are carried out safely"
