What can I do to keep architect costs down when planning an extension?

"Ask for a few quotes, and appoint one who can do both planning and building regs drawings and has enough experience to deal with building control. Cheap designers who only do planning drawings are, more often than not, a false economy. If you get a company small enough to not be registered for VAT purposes, you'll be saving yourself quite a bit in VAT."

"IF YOU CAN USE EITHER POWERPOINT OR KEYNOTE ON A LAPTOP AND CREATE AN IMAGE OF YOUR DESIGN AND ANY DETAILS YOU REQUIRE I CAN PROVIDE AN ARCHITECTURAL DRAWING FROM WHICH TO WORK.

ANY DETAILS SUCH AS PURPOSE, POST CODE (THIS WILL HELP IN RESEARCHING PREVIOUS LOCAL APPLICATIONS TO SEE WHICH HAVE FAILED, WHICH HAVE SUCCEEDED AND WHY)

I HAVE FOUND CREATING A 1ST DRAFT OF YOUR IDEA FOR THE EXTENSION ANY LANDSCAPING YOU WOULD LIKE TO ADD IS USEFUL PART OF THE PROCESS, WHICH TENDS TO EVOLVE DURING AS THE DRAWINGS ARE PRODUCED.

PLEASE LET ME KNOW IF YOU'D LIKE ME TO PRODUCE INITIAL DRAWINGS FOR YOU. THIS COULD ALSO INCLUDE ELEVATIONS AS WELL AS FLOOR PLAN"

you may also make the survey, sketch and dimensions yourself that would save the survey fees.
