How much value does a garage conversion add?

We're thinking about converting our garage but want to know if we'd get the money back if we sold the house in a few years. Does a garage conversion typically add more than it costs? I don't mind putting money into it, but we might need more space than we get from this place in even a few years

"A couple of suggestions / comments.

A garage conversion may not add money to your property but only value to a prospective buyer ie: it could add an appeal to a prospective buyer if comparing houses of the same and yours may have the additional room

If all other houses in your area and house price value have a garage, converting the garage and therefore making your property one that does not have a garage, this could depreciate the value of your property. ie: if all £500K worth properties have garages in and around your area and you convert yours so it no longer has a garage, despite the additional room and function of a converted garage, your property could be valued at significantly less

In most cases and garage conversion should only be looked at if an extension is out of the question due to other factors"

"A garage conversion can add around 10–20% to the value of your home, depending on your location, the quality of the conversion and whether off-street parking is retained. In many cases, the increase in value can exceed the cost of the conversion, but this isn’t guaranteed in every area. If you’re planning to sell in a few years, it’s worth speaking to a local estate agent as well as getting quotes from contractors to see whether the investment makes sense for your property."

"It all depends on what you are converting the garage into. Most valuable would be an extra bedroom. Typically speaking garage conversions usually increase property value by 10%-20%."

"Hello, depending on your location it may vary. But as a rule of thumb I would say it would add double what you spend on the conversion, but what it really adds is putting your property into the one extra bedroom class, which will make your home more saleable then all other similar standard properties. In terms of costs vs reward a garage conversion is by far the best value for money of all major improvements."
