How much does commercial demolition cost?

I've bought a plot with a disused single storey workshop on it, roughly 200 square metres, brick built with what looks like an asbestos cement roof. Before I start getting quotes in, what sort of figure should demolition and site clearance come to, and does the asbestos change the price completely?

For a 200m² single-storey brick workshop, demolition and full site clearance could typically be in the region of £15,000–£30,000, depending on access, foundations, waste volume and disposal costs. If the roof contains asbestos, an asbestos survey should be carried out before work starts. Removal and disposal must be handled correctly and can add several thousand pounds to the cost, depending on the type and quantity of asbestos. I would recommend getting the asbestos survey first, then obtaining a fixed demolition quotation based on the survey and a site inspection.

To properly price the demo, you will need to ascertain the type of asbestos to be able to know the disposal price. I would suggest you will need an asbestos survey from a certified asbestos company. The survey will likely be in the region of say £600 and you will receive a report within a week telling you the asbestos type and legally required means of disposal.  Setting aside the cost of the asbestos roof until the type is known, and without seeing the project, it would be be reasonable to budget around £20k for the demo, plus the asbestos disposal once known. 

£20k should also cover the breaking out of the concrete foundation. 

Additional costs you may incur might be isolating any existing services (elec/gas) and work in relation to any sewers/underground drainage you may have.
