How much does a barn conversion cost per square metre?

We're in the process of buying a small stone barn in Yorkshire with planning consent already in place. It's roughly 120 square metres over two floors, watertight but nothing inside and no services connected yet. Every online calculator gives us a wildly different figure, anywhere from £1,500 to £3,000 per square metre. What's a realistic number to budget for a full conversion these days?
