Electric testing certificates frequency

How often is it advisable to have electrics tested in a house ? Should I have them tested etc for safety when taking ownership of a new property ?

If you are a Landlord or a Tennant, it is a legal requirement to have tested every 5 years.

In all other circumstances 10:years is the recommended frequency.

Yes, definitely advised to get the electrical installation tested before buying a property.

However if you have been experiencing problems or the installation is old, then for your own peace of mind, get it checked."

Own property maximum ten years
I would ask for one to be put on the system before you buy. As you can negotiate the work to be done against the price you pay"

"You or each house should have the Electrics tested every ten yrs max or if you are a landlord every Five yrs or each time the property changes occupancy, and if buying a new property have a look on the consumer unit (fuse box) and see if there is a label on the front to say when the property was last tested and the date it needs to be tested next if that is not there and the new property does not have a certificate then you can ask them to get one before you buy as this could cost a lot of money to put right when you are the owner"

"Normally with rentals its 5 years term for A EICR (electrical Installation Condition report) if you have works under taken then a minor works cert should be issued

However if the system has issues due to age etc then sometimes the frequency of certification is less ie 3 years , pending the type of use , say a serious condition of person may need more control"

"Yes it is recommended, the regulations state 5 years and/or with a change of occupancy, however, this can not be enforced except with rental properties."
