Water tight external rendering options
Water ingress only when sustained heavy rain driving into south facing wall. Believe it's getting through cracks in render and running down external surface of wall where it continues down past lintel support beam due to extension roof flashing installed short of wall and going through gap. We moved in six months ago and the room above the garage is noticeably colder than the rest of the house. Is insulating the garage ceiling the answer? How is it done?
Reconfiguring an extension
Hi, I am in the process of buying a house. The house has been extended, and there is a wall running through vertically through this extension (towards back of house). We are looking to knock out the majority of this wall (imagining need structural engineer, potentially beam installed) We would then be looking at adding in two small rooms (a downstairs small WC and small utility) and add a new kitchen into this. On top of this we will likely need to replace flooring. Given the reconfiguration I also could assume we would need to work with an electrician to ensure we have new sockets in the right places etc. The two rooms to knock through into each other are approx 7.5m x 3.4m & 5.8m x 2.2m Has anyone encountered similar jobs and know a rough ballpark on what I can expect cost wise & anything I haven’t considered? Thanks in advance

How much does a man cave cost?
We have a long garden and I'm thinking of building a completely separate man cave at the bottom of it. I know prices can vary depending on spec, but I'm looking for rough costs for different spec hideouts? I'm going to finance this so rough is fine just so I can assess if it's feasible. I'm located in Manchester if it makes a big difference. Also, if I got this booked in Jan do you think it'd be possible to have it done by May/June?
