  • Do material shortages hold up extensions?

If there are hold ups with materials, can the order of fitting out an extension be changed, such as installing windows, floors etc? Are builders generally used to being flexible or does everything grind to a halt?

Could I rent out a basement bedroom?

I have a basement that I don’t really use. If I were to convert it to a bedroom and rent it out, would it be a good idea or would renters be turned off by the fact it’s a basement, even if done up well?

    Timber frame kits for extensions

We're thinking of using a timber frame kit for our extension and leaving some of the wood exposed inside. However, I'm worried about fire safety as it'll house part of our kitchen. Are there any building regs etc to be aware of or things we should do to make it fire safe?

    Is home insurance essential?

Is it essential to get homeowner insurance before having a new house constructed? If not, when would it be necessary and also when would it be strongly recommended (if it’s not legally required)?

    No lintels above upstairs windows.

Hello, we have a house built in the late 1960's and have no lintels above our upstairs uPVC windows. This was noted by a surveyor we had before we planned to fit new windows. A builder who came to see us wants to put the lintels in from the inside. Is this normal practice? Many thanks for any advice.

Wired or radio link smoke detectors

I’m having a loft conversion done and to comply with building control you have either replace all the internal doors to fire doors or have a smoke detector in each room. I’m thinking of going with the smoke detectors in each room. My question is what’s the difference between the hardwired detectors and the radio link ones and also which one can I tap the wire into the existing light fixture and run trunking to the smoke detector.
