  • 4m Small Extension

We are doing a small extension (4m2) and wondered if you can guide us on depth of footings necessary for a single storey extension, with flat roof, on a concrete slab. There are two perpendicular walls to build as it joins the main house. And would you suggest an expansion strip at the wall joint or Key in to existing brickwork? Thankyou for your help.

Cheapest option for remodelling a sunroom tacked onto rear kitchen?

Our house was extended at some point to add a sun room to the back of the house. The original rear window was left in the back wall to let in light to the kitchen. It doesn't look very pretty and the sun room feels tacked on. What's the cheapest way to remodel it and modernise it slightly? What would a builder suggest?

    hanging a ledger and joists

Hello, I'm hanging a ledger onto a brick wall to hang some joist hangers off. What sort of fixings and how many should be used in the ledger to hold it on the wall? 3.5m in length and it's holding quite a heavy load.

    DIY cladding mixture

Is it legal to create your own cladding mix, by combining different ingredients? For instance, could I create a lime monocouche hybrid, etc.? How could I tell if my hybrid is going to work okay? Is this simply too risky eitherway? Just a thought.

    Excavating a basement

I've recently acquired a property which has a large basement space which isn't being used for anything. It is about 6 foot tall so to do anything with it I could do with it being a bit taller. Can I excavate a down further? What trouble might I face and what do I need to consider. Thank you.

cost of having a basement extension created

I am curious about just how much it might cost to have a basement extension created in a home where none exists? Is this something tradespersons/contractor companies even provide? And if so, what sort of price tag would it involve?

    Can you keep materials

I had some protection boards put up to protect my neighbours property. I was charged for the boards as materials which is as expected but should then the boards be left with me to keep. After all, if they took them back and used them for other jobs it would be like we were buying them their work equipment. Just a bit confused so any input would help thanks

Tide mark on plaster when it rains only one side

I have a problem that no one can seem to solve. On the left hand side of the window sil on the plaster a semi moon shape appears when it rains alot like a tide mark. It damages the paint. I've had a new window put in as someone said it was the window and the I had the roof re-felted back to the first rafter and boards put into the guttering but it still comes back. I'm at a loss the whole room was reskimmed. I've been out of the roof and used silicone to fill any visible holes. The last thing I can think of is the pointing but it seems OK to look at. I've had a roofer, a window person, a builder and yet it still comes back. Help ????
