Advice on choosing a plot of land to build on

We're looking for a plot to build our home on. Aside from planning obstacles, what should we be looking out for in terms of suitability for building?

the biggest items to look out for when you are buying a plot of land are as follows,
1.Planning /Building conditions on the land?
2.Services such as sewer/electric/water/gas are they close by?
3.Water table is the land in a low-lying area that could be prone to flooding etc?
4.check with neighbouring/council/ planning/ properties to make sure there is not going to be factories, or a housing estate built etc/"

"check for acess and ease of getting sevices to site.if you can find plot with outline planing always better."
