  • Smart lock for my door?

    I have two separate locks on my door. The upper one is Zoo MK5 cylinder lock (knob inside, keyhole outside); lower one is a split spindle latch (lever handle inside, keyhole outside). To open the door from the outside, I need to unlock the upper lock and then use my key for the lower lock to turn the latch. I’d like to add a smart lock. What’s the best way to make this door smart? Is it to (1) make the lower lock a proper lock + latch and ignore the upper lock or (2) make the lower lock a latch that can be opened with a lever handle from both sides without a key? Which is less likely to affect the fire resistance of the door or hinder escape in case of emergency (because this is a leasehold property)?

    Water coming through conservatory floor

    Just bought a house and was looking to replace the vinyl flooring in the small rear conservatory. Lifted it up and there was a lot of moisture underneath. I’ve removed the vinyl to try and dry it out, but I’ve noticed water is coming through the flooring. It looks like it’s coming through the small air holes in the concrete and through parts of the edges. What is causing this issue? Can I be repaired? What type of tradesperson could help with this?

    cost of building a 12 square metre garage including waste removal

    I would like to have a 12 square metre garage added to the side of my house. How much should I expect to pay for this if I am based in the general London area? I’d like to know how much it will cost in total between any supply, labour and waste removal costs, if possible. What sort of quotes should I expect? And as for the waste removal cost, is this something that the extension builders can be paid to take care of or will I need to hire another company?
