Quote for leaking from roof

Question

We have watermarks coming through to one of the upstairs rooms anytime it rains.
There were no issues with the roof on the home report when we purchased the property roughly 8 weeks ago

Be hard to say with out having a look probably just a slipped tile or maybe some lose pointing if you have a chimney? Thanks

This can be down to a number of things blocked gutters hairline cracking in the tiles perish felt felt not reaching into the gutter properly needing an eve support trays.

I would raise this question with the company that completed the initial report. It would be unlucky but not impossible that the leak started after the report but with the signs of the leak it would be worth getting a survey done most companies like ours offer free quoted for roof works.

Get a company to come and have a look and if they can repair it for a good quote have them do it.

That's because the roof will look to have no access points for the rain to get in but somewhere under them slates/tiles the felt will be failing causing you to get a leak further down the line, I can imagine the previous owner has paid someone to come and sort the roof before the sale and that's why your only just seeing the leak come through!

There might be a broken tile or slate that is not visable to the eye!!your membrane must be failing and letting water in which wouldnt be picked up on

Surveyors quite often miss damage to the roof on reports, I guarantee there is a problem even minor with the roof that's why it's failing and water is entering.

Is the leak around the chimney area ? With high winds and driving rain it could be to do with flashing somewhere I could pop round and have a look for you? What’s your postcode

There might not be enough cover on the tile or slate mate
