Plans for two storey Exstension

Looking to see how much I would be looking at paying to have plans drawn up for a two storey Exstension and would be ready to be put into planning and then onto a builder. -work would be a two storey wrap around on side and a dummy small garage at front, your help would be appreciated cheers

"Hi,
I would charge approx £750 for the planning drawings. Although this may increase if other professionals need to become involved ie structural engineer etc. This may be suitable for a builder to estimate a quote from but you would be better off providing them with the building control drawings as these are more detailed. These drawings and notes would be a further £750.

"Good day to you,
Having plans drawn for any Local Council submission, and also for builders to quote it can vary depending on a number of issues for example:
1. Where such extension is situated (area).
2. The size of the extension.
3. The quality of the drawings
4. The details on the drawings
5. Additional 3D drawings (if required).
6. The services offered by the entity that is going to undertake the drawings.

All the above factors determine the cost in producing such drawings. The bottom line is if you want a qualified person (architect/ designer etc) to undertake this project, or just a simple draughtsman to do just layout drawings, after undertaken ''Architectural Surveying'' of the existing property.
Costs can vary from say professional to professional. Architects generally speaking charge a % of the value of the project. Others give you a flat rate for simple AutoCAD plans, and other companies offer you a ''Turn Key project'' services (drawing up plans, undertaking submissions, and undertaking the project to its completion).
Expect to pay anything from say £1,000.00 up to £10,000.00 for an average project.
But remember, the more accurate the plans and details are, the more accurate cost from a builder you will get.
Cheap drawings, leave out details, that Builders charge you afterwards extra costs (because they were not shown on the first place on the drawing's and specifications drawn out for the job).
So as they saying goes: You want to pay peanuts...you get monkeys..!!

"Hello Nathan the survey cost if the property would be £380 and the approximate cost without viewing and discussing would be £2400 we can also do the building regulations, structural calculations and submitting of planning
