Can a side return extension be done under permitted development?

"As long as it fulfills certain conditions yes -

If the extension is within two metres of a boundary (which a side return extension usually is), maximum eaves height should be no higher than three metres to be permitted development."

"Quite Possibly - i would still apply for a certificate of lawful development though. You will also need to consider a party wall agreement and building control."

"You can do side extension under PD and rear extension in the full width of the house.. However the return bit between side and rear would require Planning.. Done many like that.."
