How can I determine if a tree on my property is a hazard (e.g. could fall over)?

Your best bet is to get a reputable tree surgeon in to give there opinion, if you want a absolute definitive answer you may require a tree survey which will cost between £140 to £400

If the tree is dangerous it will show signs of rot and And small branches will snap off

If the tree is showing signs of rot, branch's snapping bending and breaking from the truck, over reaching branch's can also be dangerous if over weighed on ends of branch.

You need to look at the junctions of branches to the main trunk for cracks and signs of sap leaking then at size of branches leaf spread etc. And also the type of tree as some will shed branches rather than fall over completely if you still can't decide for yourself I would recommend getting a tree survey done.
