How much for a small utility room extension?

We're thinking of a small extension off the kitchen, roughly 2m by 3m, just for a utility room. What sort of budget should we have in mind?

"A 2m × 3m extension sounds small at 6m², but smaller extensions can actually be relatively expensive per square metre because many of the same fixed costs and trades are required as for a larger extension.

You still potentially have excavation and foundations, drainage, brick/blockwork, insulation, roofing, windows and doors, electrics, plumbing, plastering and Building Regulations requirements.

For a completed 6m² utility extension, I would suggest allowing a very broad budget of around £18,000–£30,000, depending heavily on the specification, ground conditions, drainage, roof construction and how much alteration is required to the existing kitchen.

If appliances, drainage or heating are being moved into the new utility, these costs also need to be considered.

The best starting point would be a site visit together with some basic drawings or a specification, after which a much more meaningful estimate can be prepared.

"After completing a recent extension of this size to a medium finished spec (including kitchen and flooring) I can determine it will cost around £15,000 - £17,000 as other people have previously mentioned pricing also depends on access and existing ground and drains and the spec of the finish."

"For something that small I’d roughly budget £20k–£30k, possibly more depending on spec, drainage, access and how much alteration is needed to the existing house. Small extensions can work out expensive per m² because you’ve still got foundations, roof, electrics, plumbing, doors/windows etc. Best bet is to get a couple of local builders to price it from drawings."
