Herringbone flooring cost supplied and fitted

We would like engineered oak herringbone through the hall and living room, roughly 30 square metres. What should we expect to pay per square metre for fitting, given the pattern takes longer to lay?

Hi Beverley, the cost for fitting an engineered oak herringbone floor would differ depending on the prep work needed for the floor, type of system the boards are and shape of the room. As a standard, for a click system board we would be charging £25 per square meter, if we had to ply the floor before laying boards that would be an extra £10 per square meter.

For your 30 m² hall and living room, that would put labour at approximately:
Budget: 30 × £40 = £1,200
Typical: 30 × £50–£60 = £1,500–£1,800

Other costs to allow for
Fitters often price these separately:
Floor preparation/levelling compound: £10–£25 per m² if required.
Damp-proof membrane (if needed): £5–£10 per m².
Underlay (for floating floors): £5–£15 per m² supplied and fitted.
Adhesive (if fully bonded): often £5–£10 per m² in materials.
Skirting removal/refitting or scotia trim.
Door trimming: £20–£50 per door.
Waste disposal.
For a good-quality installation
If you're using an engineered oak herringbone that is glued to a prepared subfloor (which gives the best result), I'd expect a realistic all-in installation cost, excluding the flooring itself, to be around £1,800–£2,700 for 30 m² if the subfloor needs only minor preparation.
If you're budgeting for the whole project including the flooring:
Engineered oak herringbone: £45–£90 per m² (more for premium brands).
Installation and ancillary materials: £60–£90 per m² in many cases.
Total installed cost: roughly £105–£180 per m², or £3,150–£5,400 for 30 m², depending on the product and how much floor preparation is needed.

Hi Beverly, if they're standard plank tiles I usually charge around £50 per square meter for the labor. the cost of the flooring is separate but can be sourced at trade price.

To Supply & Install Plywood £15m² +
Or
For a concrete subfloor;
To Supply & Install Latex Screed £15m² +

If the concrete subfloor has damp; 
To Supply & Install Damp proof Membrane £12.50m² +

Border/Feature strip; 
To Install only £15 - £25 per Lm

Starts from 60£per sq meter labour only.
There are other extras that you have to consider, like leveling the subfloor depending on what it is, play or self leveling compound, door triming, if you whant border that will be extra, door matt cutt in the floor extra.
