Cost of boiler for 4 bedroom house

I’m planning ahead for a new boiler in my 4 bed property. What should I expect to budget for this?

"Morning Bill ,I depends on what type of boiler you need ,How long a guarantee you want and what other work is required ,prices range from about £1500 to about £4500.

"Not a one size fits all for this question more so how many bathrooms etc, flow rates to see whether combi or unvented but for a decent combi boiler got to be looking at a minimum of £3000 to cover a flush, new boiler, filter, labour etc"

"For a typical 4-bedroom property, a new gas boiler installation generally starts from £1,700 + VAT, subject to survey. This assumes a like-for-like replacement with no major system alterations.

Correct boiler sizing cannot be based on property size alone and must be confirmed following a full assessment. As a general guide, space heating demand is calculated at approximately 1.3–1.5 kW per radiator, depending on radiator output, insulation levels, ceiling heights and external wall exposure. A full radiator schedule is required to avoid oversizing, which can reduce efficiency and boiler lifespan.

Domestic hot water demand is often the determining factor in larger properties. We therefore carry out incoming mains water tests, including static pressure, dynamic pressure and flow rate. These results confirm whether a combi boiler is suitable or whether a system boiler with an unvented cylinder would be more appropriate. Poor flow rates can limit combi performance regardless of boiler size.

Subject to survey results, typical outputs are:
- Combi boilers: 30–35 kW (hot water–led sizing)
- System boilers: 18–28 kW (heating-led sizing, cylinder dependent)

A standard installation price normally includes removal of the existing boiler, supply and installation of a new ErP-rated condensing boiler, flue upgrades where required, system filtration, system flushing, full commissioning, and Gas Safe certification.

Additional costs may apply if upgrades are required, such as gas pipework alterations, system conversions, power flushing, condensate drainage modifications, or control upgrades.

A site survey is essential to confirm heat demand, water performance, gas supply adequacy and flue compliance, allowing us to specify the correct appliance and provide a fixed quotation."

"Depending on what kind of system you're going for and how many bathrooms do you have at the property? Normally a standard Boiler only i.e. combination Boiler on its own without radiators would be. £2850.
If it's a boiler and cylinder, we do it for £3850
Into add nine radiators on system that would be a full central heating system we would add an additional £1650 for rads and installation"

"Wet finger in the air, 3.5 k for a combi, 30kw. If a hotwater cylinder needs to be removed add 500, if you want an un venter hot water cylinder add another 2 k"

"Boiler size will depend on how many bathrooms/sinks it will be running and if you need instant hot water or a storage cylinder. boiler only installed will be around the £2500 to £3000 depending on make and warantee times."
