  • How do I start planning for a single storey extension?

Hi all, How do I go about starting the planning process for a single storey extension on my home? I want to have a small extension built to the side of the existing building, to be used an additional utility room. Shall I get quotes before having plans made or have the plans made first? Are architects able to advise me on the plans themselves? And what would be an approximate cost for an architect to produce the plans for the extension? Will I need planning permission for this extension? It will be entirely within my property boundaries. Additionally, please let me know if you have any ideas of how long this could take, how long to have quotes/plans made or any other advice for building an extension like this.

Verification & Certification of a Smart Switch Install

Hi, I'm a tenant and can only have smart switches installed in the property I'm renting if: 1. The install is made by a professional with a certificate that would be used for insurance purposes 2. The switches are removed after the tenancy with another certificate that everything is back to the initial condition. Costs are totally prohibitive for an installation that will be temporary in nature like this. What I would like to have answered instead would be if it is possible to make all the installs myself, go through the pain and time waste of ensuring everything works and only pay for the labor of having a qualified electrician come to check and certify that the install was made to the best UK standards. (Then, the same in reverse to verify and certify the removal and reinstall of the initial switches. Many thanks for your help!

Running Power to shed where consumer unit at front of house.

Hi. Looking to get some advice on running power to a garden shed An uninsulated shed is around 25 meters from the rear of the house and the consumer unit/fuse box is at the front of the house which has no side access. Looking for advice on whether it is possible or advisable to run power from the kitchen to an uninsulated shed and what a ballpark might be for what is required. Have heard people say I could run power from the kitchen and run to another consumer unit in the shed. No idea if that’s correct…I have no electrical knowledge and would obviously get someone in. I may look in a few years to build a garden office but want a couple of sockets in the shed for power. Would be grateful for pointers and an idea on cost. If did the trench to the shed to save time and cost.

    Slate roof. Repair or replace

My sister needs a repair done on her slate roof. The roofer who came out said that, as a slate roof has a life of about one hundred years and her house is roughly one hundred and twenty years old, she should have the whole roof done. He is getting a quote together which involves re-using the slates but said that, off the top of his head, it would be around twelve thousand pounds. Firstly, should she get the whole roof done and second, is that price right? It seems steep from the prices quoted here.
