  • Knocking through an exterior stone wall

We have just bought a beautiful Victorian villa and we are trying to restore some of the original features such as the fireplaces. There was an extension built in the 70’s and I would like to open the fireplace between the living room and extension (double sided stove) but this would mean knocking through the original exterior stone wall. Is this possible?

    Smell in rental property

I moved into a Grade II listed rental in March and soon noticed an odour on the staircase/landing near the bathroom, like dirty public toilets. The agent and maintenance said they couldn’t smell it, but told me to report back if I found the source. I explained: no blocked or overflowing drains outside, no external drain smell, the odour is isolated to the landing, worse in rain or wind, and not solved by keeping plugs in bath/sink. I also noted I can’t see an external soil/stink pipe, which may be relevant. I’ve tried a HEPA purifier, air fresheners (make it worse), charcoal bags, and odour sprays, with no success. My concern is that sewage gases are escaping into the loft or house. Am I overlooking something, or being dismissed by the agent?

    Hot tub installation requirements?

Hi guys, I’m looking at buying a hot tub for the back garden for summer but what is involved with this job? Will I need an outdoor socket installed? Do I need a platform to put it on or can it go straight onto the patio?

Who owns the hedge between two driveways?

Can someone tell me if the hedge is my responsibility or not? If I’m standing on my property looking at the road then my house is on the left side and theirs is on the right. They never seem to cut the hedge so I always end up doing it and I’m getting fed up so I want to just get rid altogether.

    EN 60204 Installation test

What is an EN 60204 installation test? When it is required and who can perform and certify this test? Are there any similar tests that might be needed during scenarios where this particular test is needed? In other words, basically will there be many cases where I’d need to have a variety of different tests performed at the same time as having an EN 60204 test undertaken?
