What should I look for when choosing a company to build a timber house frame?

Joking aside, here are a few clear indicators of whether someone really understands oak framing:

Corner Horns on Exposed Frames
If the oak is visible on the outside, any protruding corners—like wall plates—should have horns. These traditional features help protect the joints from decay and are a key part of what gives oak frames their renowned longevity. Cheap garden buildings often skip this with lazy half-lap corners. Avoid those.

Cleft Pegs—Not Round Dowels
Proper oak framing uses hand-split, octagonal cleft pegs. Round dowels are a modern shortcut and a big red flag. The traditional pegs aren’t just aesthetic—they tighten with age and movement, adding to the structure’s strength.

Lime Mortar, Never Cement
Oak must breathe. Lime-based mortars or plasters allow moisture to escape and prevent rot. Cement traps moisture and breaks the oak down over time. The same principle applies to how joints are formed—water should never be able to sit or pool inside them.

Correct Scarf Joint Placement
Where long horizontal beams (like wall plates) are joined, a proper scarf joint should be used—but critically, not positioned directly over a post. Oak frames settle over time: beams sag slightly between posts while the posts themselves stay proud. A scarf joint placed over a post will eventually separate as the surrounding timber moves. That’s a mistake no experienced framer should make."
