Seeking Advice: Finishing Bathroom Snagging and Carpentry

Hi all,

I’m looking for some advice on how to complete some unfinished work left by a previous builder. The main areas I need help with are:

Correcting snagging issues in the bathroom (the previous builder claimed the work was complete, but it’s not).

Installing skirting, architrave, and re-laying laminate flooring in specific areas of the house.

I’m planning to tackle some of the work myself, but I’d appreciate advice on best practices for finishing the bathroom and understanding any legal implications from the previous builder’s incomplete work. If any experienced tradespeople are able to provide some guidance or are available to handle the carpentry, that would be amazing.

Thanks in advance for any advice or help!

"Hi Nathan,

Can you be more specific about the snagging issues and what legal implications you are worried about so to best advise you.

"🚿 1. Bathroom Snagging – What Might It Cost?
“Snagging” can mean anything from cosmetic fixes to proper rework, so here’s a rough UK guide (assuming standard residential job):
🔧 Minor Snagging (1–2 days work)
Resealing bath/shower: £80–£200
Fixing loose fittings: £50–£150
Adjusting doors/drawers: £60–£150
Tile touch-ups / grout fixes: £150–£400
👉 Expect: £200–£800 total
🛠 Moderate Issues (waterproofing, bad tiling, poor installation)
Removing & re-tiling small area: £400–£1,200
Reinstalling shower tray properly: £600–£1,500
Correcting plumbing errors: £300–£1,000
👉 Expect: £800–£2,500+
If waterproofing was done badly, that’s the big red flag. Don’t ignore that — it can get expensive later.
🪵 2. Carpentry & Flooring Costs
Skirting Boards
Supply & fit: £10–£20 per metre
Average room (15–20m perimeter): £200–£500
Architrave
£6–£15 per metre installed
Per door: £80–£200
Laminate Flooring
Supply & fit: £20–£40 per m²
20m² area: £400–£800
If you’re doing it yourself, materials only might be:
Skirting: £2–£5 per metre
Architrave: similar
Laminate: £10–£20 per m²
💼 Legal Side (UK-Based Assumption)
If you’re in the UK:
Builders must complete work with “reasonable care and skill” under the Consumer Rights Act 2015.
If paid by bank transfer/card, you may have some leverage.
If contract exists (even WhatsApp messages count), that helps.
You typically have 6 years to claim for defective work.
Best move:
Document everything (photos, written list of defects).
Send a formal email listing defects and giving a deadline to rectify.
If ignored → consider small claims court.
If you're elsewhere, tell me where and I’ll tailor that.
💡 If You’re DIY-ing…
Bathroom tips:
Don’t silicone over bad silicone — remove fully first.
Check levels before refitting anything.
Use bathroom-grade flexible sealant.
If tiles sound hollow when tapped, they may need redoing.
Carpentry tips:
Scribe skirting into uneven walls.
Use a coping saw for internal mitres.
Leave expansion gaps on laminate (8–10mm minimum).
🤝 If Hiring Someone
Good tradespeople will:
Provide written scope
Break down labour/materials
Offer warranty
Expect day rates:
Carpenter: £180–£300/day
Bathroom fitter: £200–£350/day"

"Hi
First you must give your previous guy the opportunity to correct any work that work must be part of the agreed works if he refuses get that in writing by text email
That said if you don’t have clear written work schedule you might find it difficult to pursue through the courts
With regards to helping with the joinery unfortunately we are not allowed to give out names or numbers on here as theses site charge trades people for the leads
If your fitting the flooring do that before you do the skirting boards don’t forget to leave a gap between laminate and the walls
Get yourself a good quality miter box and saw and give it a go"
