Info about commercial grade flooring

In what cases would commercial grade flooring be an absolute must? And  when is it more a matter of preference? How can I tell if I’d need this type of flooring? Thanks!

"Hello,
It all depends on your budget and what you want and how heavily will the floor be used.
The engineering floor has a beautiful look only natural wood floors look better, but the durability is better.
You can even use laminate, you have plenty of good quality laminate to choose from.
Engineering floors will increase your property value more than laminate, or LVT/LVP."
