Can a loft conversion increase the number of bedrooms?

My home currently has three bedrooms. If I have my attic converted to a bedroom, could I or could I not sell it as a ‘four-bedroom property’?

"Hi the answer to your question is yes, providing the council approve your planning permission you can gain another room or two depending on the floor area this will also add value to your property if your was to sale in the future hope this is helpful if your need any further assistance I'll be happy to help please feel free to contact me on 078 0454. 3911.

"Honestly at this question you have people who they can evaluate a property and they have some guide lines but as a builder I can tell that if you have a three bedrooms and convert your attic you going to have 4 but I'd the " technical data off the house show 3 I dont know honestly I'm not expert in selling property I know that you have some criteria to this kind off demand and an evaluation expert who knows better I think only if is approved by the right people the 4 th bedroom and you have the right documents 4 the.contruction off the.building that shown 4 bedroom house you can sell as a 4 bedroom house the 4 bedroom house should have a toilet and a bathroom and a 3 bedroom house should have only a bathroom its gest an opinion you have to fulfill some criteria that the house could be sold as a 4 bedroom"
